The legal aspects of buying real estate in Panama
Panama Real Estate - You can own fully-titled, deeded real estate in Panama and have the same legal property rights and protections as citizens! Forget about the shady land-grab confusion that you've heard about in Mexico and other countries. Things are better here! You will want your attorney in Panama to do a full title search for you, and you will probably have a corporation formed to hold that property. However, once the land has been mapped and registered with the government, that land is yours - forever!
Your attorney will give you the pros and cons of holding your property in a Corporation. However, the main benefit is for ease of transfer to your heirs without going through a lengthy, and expensive probate process. The downside are fees and set-up costs.
You should know that in Panama there are no MLS listings or Realtors as you may be used to (especially in the U.S.). You will find many (dozens of) "Agents" representing the same piece of property, at wildly different prices. Everywhere you go you will meet "someone who knows someone" with a great deal on land. Our advice is simple: Whenever possible, buy your land directly from the person who owns it, not an Agent.

Property in Panama is typically priced by the square meter, and a common form of measurement is the hectare. There are 10,000 square meters in a hectare, which is equal to approximately 2.5 acres. There are about 4047 square meters in an acre. For a quick approximation, just remember 4000 meters is about one acre.

Real estate prices in the Boquete area depend on the size of the lot, ease of access, distance from town, location of utilities, but most importantly the views. These views include the extinct Volcan Baru, Boquete town, other mountain ranges, and the distant coastline and islands. The general price range for a lot (1/2 to 3/4 acre) around Boquete falls roughly between $30 and $50 per square meter. You can find bigger pieces of land outside of town for less, and can pay up to $70 per meter for a lot inside a gated, planned community. Our lots sell for as little as $9.00 a square meter, have wonderful views, and are close to town. Boquete is the classic "you get what you pay for" - and more! As you start to make that mental comparison to the prices in your area remember...there is no place on earth like Boquete! As in "no snow, no heater, no air conditioner". Your best bet is to come to Panama and have a look - you will be impressed. But don't delay ... The price of real estate and the excitement of retirement property in Panama continue to rise.
